When is the tenant's lease up?

If the tenant is month-to-month, select today's date.

Do you have any warranties on your home?

Please include if they are transferrable to the buyer. This may include pest control, the roof, appliances, etc.

Have you ever had an insurance claim?

Don't worry, this won't affect your ability to resell the property. I just want to know so we don't have any surprises during the buyer's inspection period.

You don't need to upload these now but you should start getting them together as it may come up during the inspection or on the seller's disclosure. Having invoices or documentation will ensure the buyer doesn't try to use it against us.

Have you done any updating on the property since you purchased it?*

Try to be as specific as possible and feel free to include any details like brands of appliances, styles of floors, etc. This will help us find more relevant properties that have also sold in your area.

Did you pull permits for the work you did?

This will help in bulletproofing our transaction so there's no surprises.

Are there any outstanding open/expired permits that you are aware of?

We will need to get these closed prior to closing. We have a permit expeditor that can help with this and would rather be proactive than waiting til closing to do it.

Don't worry about the photos being perfect - this is for our eyes only and will not be used for any purpose other than for us to get an idea of what the property is like.
